What is Asphalt Sealcoating?

Sealcoating is a common maintenance practice that enhances the look and durability of asphalt paving.

At Jack Buckland Paving, we use a product called Sealmaster, a cold-applied, spray-on product that restores your asphalt’s rich black color, smooths out any mild damage or imperfections, and protects your asphalt from:

• Sun damage
• Water damage
• Raveling or “rotten” asphalt (the pitting and voids that occur when asphalt’s stone aggregate breaks loose from the bitumen/tar)
• Moderate amounts of gas, motor oil, antifreeze, and other fluids
• Cracks due to winter weather freezing water in cracks and voids
• It provides an additional layer of material to compensate for the wear of everyday use.

If your paving had striping, when we’re done applying sealcoat, we’ll restripe it back to its original layout.

How Often Should I Sealcoat?

We recommend sealcoating your asphalt paving about two years after it’s first laid. Following that, your sealcoating schedule will be determined by the amount of wear and traffic your asphalt experiences. Light-duty applications like residential driveways and lightly used parking areas may find an application every 2-4 years adequate. Heavier traffic areas will require more frequent sealcoating.

How Long Does Asphalt Sealcoating Take?

Most small-to-medium-sized jobs can be completed in a day; larger jobs could take 2-3 days.
